Phillip Bakalchuk
Founder & Co-Managing Member
Phillip is a founder and Co-Managing Member of PhilMor Real Estate Investments LLC and Water Street Investments LLC. Phillip has over 25 years of experience sourcing multifamily investments along the east coast from Florida to New England. From 1995 to 2003, Phillip acquired and developed over 5,600 multifamily units and 1.2 million square feet of commercial space while with Boston Financial and SSR Realty Advisors (subsequently Blackrock Realty).
In 2003, Phillip started the New Boston Fund's multifamily investment platform. As Co-Head of acquisitions he invested in over 3,000 multi-family units and 415,000 square feet of commercial space with an aggregate value of approximately $500M. In 2009, Phillip established Water Street Investments, through which he purchased over 1,200 multifamily units in Florida and Texas. In the aggregate, Phillip has invested in over $1.7 billion in multifamily rental properties, condominiums, office buildings, and self-storage facilities.
Phillip earned a Bachelor of Arts degree from the University of Florida, a Master of Architecture from Columbia University and a Master of Business Administration from the University of Pennsylvania, Wharton Graduate School of Business.
Morgan Hanlon
Founder & Co-Managing Member
Morgan is the founder and Co-Managing Member of PhilMor Real Estate Investments, LLC, Casey Real Estate Investments, LLC ("CREI") and Casey Property Management, LLC. Morgan has grown operations through acquisition and development of 1.65 million square feet of real estate over 15 properties with a value over $325 million.
Prior to founding PhilMor and CREI, Morgan spent 11 years as an investment banker at Morgan Stanley, Donaldson, Lufkin & Jenrette and Wells Fargo Securities, working with companies in the technology sector. Prior to his career on Wall Street, Morgan was a US Army Officer, during which time he led an M1A1 tank company in combat operations during Operation Desert Storm. Morgan earned a Bachelor of Science degree from the United States Military Academy at West Point and a Masters in Business Administration from the University of Pennsylvania, Wharton Graduate School of Business.
Mai has over 18 years' experience as an institutional public equities investor at Wellington Management, Salomon Brothers Asset Management, Saranac Capital, Lehman Brothers and Sanford Bernstein. Mai earned a Bachelor of Arts degree at the University of Chicago and a Masters in Business Administration from the University of Pennsylvania, Wharton Graduate School of Business.

Ed Olchowicz is responsible for in-depth deal underwriting, budgeting, accounting and market research. Ed is also responsible for project performance tracking and ensuring that all projects follow the business plan, including detailed capital budget and rollout oversight.
Ed has over 15 years of investment finance and commercial real estate experience at Societe Generale Asset Management, Royal Bank of Canada, and Murray Capital Management. Ed has been a Chartered Financial Analyst since 2000.
